Class Q

What is Class Q?
Class Q allows agricultural buildings to be converted into residential homes without full planning permission. It’s a streamlined process that opens up rural development opportunities while following specific rules.

The Structural Issue
Buildings under Class Q must be structurally sound. New walls, roofs, windows, doors and floors are allowed, but the existing building should be capable of functioning as a dwelling without significant rebuilding.

Floorspace Limits
Class Q permits up to 10 homes per site with a total maximum floorspace of 1,000 m². Each individual dwelling must be no greater than 150 m².

Agricultural Use
To qualify, the building must form part of an agricultural unit and meet key timeframes. It doesn’t need to be in active use but must align with the latest rules.
