We have the two parcels of land marked on the map, upon which we have gained planning permission for 3 agricultural barns - 2 of these are on the land at North Brink, (one is erected and has been since January/February 2013, planning permission granted under reference no. F/YR12/0439/AG1 and the other permission was gained earlier this year, under reference no. F/YR24/0036/AG1, which has not been erected. Also, we secured last year planning permission for 4 holiday lets between our property and the neighbours property, (incidentally the planning Consent is not attached to our property here are North Brink). Reference no. for this application is F/YR22/1405/F - occupancy for 10 months of the year, March to December. Ideally, we would like to have gained permission for 'infill' if this is still a possibility, but the Local Authority will not permit this, so applied for the holiday lets.

The barn on Barton Road land (planning reference no. F/YR16/0230/AG1), has only the frame erected in the last month, steel frame and some purlins thereon. Permission was granted in 2016 and implemented by way of pouring the stanchion pads in 2021 before the expiration of the 5 year deadline.

We would like to capitalise on our land either by way of gaining planning permission to downsize as we like where we live but are unable to as the local authority have refused several applications. We appealed the decision to refuse the barn at North Brink to residential, but unfortunately lost.

We would be grateful, especially with the change in legislation for Agricultural in May this year on how we can capitalise our assets. Many thanks. Edward Wakefield
